A complete approach to designing and building your project
Our experienced team will work with you through the 6 steps of the designing & building process to ensure we deliver you a beautiful home.
1. Consultation
The first step of your Glenroy Home is to come and discuss your ideas and dreams for your new home. View our gallery of previous builds for design inspiration or bring us your own. Each project is individual so it is important to ensure that a Glenroy House will meet your design and site requirements first. Talk to us.
2. Design
Once you have made the decision to build with Glenroy we can formalise the design brief of your project.
We help you to visualise your new build using 3D renders and TwinMotion video allowing you to virtually fly through your design concept.
3. Contract & Consent
As soon as your concept plans are finalised we organise your Building Documents Folder: This includes your Building Contract, Final Plans, Fitout Specifications and our Master Builders Guarantee. The contract will detail everything you need to know including your payment schedule and projected timeline.
Upon signing of the contract our team will get started on the building consent documentation for submission to Council. Depending on council requirements project specific reports may be required from external consultants

Site Development
The optimal siting of a house can impact the overall success of an build substantially. Treading lightly on the land and minimizing wastage are integral to the Glenroy ethos. Utilizing the natural attributes of a site, maximising views and optimizing sun angles are just some of the factors we take into consideration when siting a project.
5. Construction
Good design, precise planning and building a great client relationship are some of the key factors that Glenroy focuses on to ensure a successful build. As a design and build company each of our projects is individual so care and attention to detail are paramount.
6. Completion, Handover & Ongoing Service
The final step is to do a walk through together to ensure every aspect of your house is correct. Once all council inspections are finalised we complete the Code of Compliance application and the house is handed over to you.
To ensure great service if you find any minor imperfections we are here to assist throughout your homes warranty period.
